Michael O’Sullivan is a Hampton property real estate investor who focuses on buying and selling houses in foreclosure. He began his business with only $7,500, using that modest amount to purchase the deed to his first property about 15 years ago. His company, Hampton Dream Properties LLC, operates out of Remsenburg, a historic hamlet in the Town of Southampton. The business took root during the challenging economic period that followed the 2008–2009 housing market collapse. To gain the necessary knowledge, he attended three real estate seminars alongside a Harvard attorney, learning the skills that allowed him to begin purchasing foreclosed properties. Through persistence and careful strategy, he went on to acquire 25 deeds to foreclosed homes in East Hampton and Southampton, New York.

Establishing a Foothold in the Hamptons

Starting as an outsider in the Hampton community, he faced many challenges in earning trust and building his reputation. Despite these obstacles, he worked steadily to create a strong presence in a highly competitive market. Over the years, he has completed more than 200 transactions, including more than 30 foreclosure settlements in East Hampton alone. Many of his clients have achieved financial success through working with him, with some even becoming millionaires. By 2022–2023, his company had reached a significant milestone, generating $6 million in revenue.

Among his notable accomplishments was helping a client settle a foreclosure and then resell the property for a net profit of $500,000. Following this success, the client secured a $700,000 line of credit against the property, enabling him to retain ownership and generate rental income from three units. In another case, he stopped a foreclosure by paying the bank out of his own pocket, allowing a friend’s father, who was mentally challenged, to remain in his home for two additional years before the property was eventually sold. These examples demonstrate his dedication to finding solutions and supporting individuals facing challenging financial circumstances.

Partnering with Experienced Attorneys

Throughout his career, he has worked with top attorneys to settle foreclosure cases. One of these legal partners authored the Foreclosure Abuse Prevention Act (FAPA), which was signed into law in December 2022. This legislation is designed to protect homeowners by preventing mortgage lenders or servicers from using procedural loopholes to unfairly restart foreclosures or extend limitation periods. By collaborating with skilled legal professionals, he has secured fair outcomes for clients while navigating complex legal challenges.

Current Project

He is now focused on developing the land he purchased several years ago in Mastic, New York, an area once known for its high crime rates but now undergoing government-led revitalization. He owns a large amount of property there and is transforming the land into promising commercial spaces. National restaurant chains, including Taco Bell and Buffalo Wild Wings, are negotiating to establish locations on his sites. These potential agreements represent a significant step forward in his real estate ventures, demonstrating his ability to identify opportunities in emerging markets.

Love of Music

Outside of his real estate work, he has a deep love for music and enjoys attending concerts. He produced an album titled Liquid Jazz at Sonic Studio, which led to a record contract with Mystic Music in New York. The album was registered in Washington, D.C., and has been played on every jazz college station in the United States. His music achievements show his creative side and dedication to interests beyond business.

Volunteer Work at Ground Zero

As a native New Yorker, he was deeply moved by the September 11, 2001, attacks on the World Trade Center. In the aftermath of the tragedy, he volunteered at ground zero to assist with recovery efforts. He also supports the Tunnel to Towers Foundation, a respected nonprofit organization that helps 9/11 first responders, veterans, and their families. The foundation provides mortgage-free homes to families of fallen first responders and builds specially adapted smart homes for severely injured veterans. His involvement reflects his commitment to giving back to those who serve their communities and country.

Personal Life

He was born in Brooklyn and grew up on Long Island. During his youth, he served for five years as an altar boy at Saint Rose Lima Church in Massapequa. He is a proud member of the Ancient Order of Hibernians (AOH), an organization for practicing Roman Catholics of Irish birth or descent who are U.S. citizens. Founded in 1836, the AOH is the oldest Irish Catholic fraternal organization in the United States. He successfully passed the organization’s Major Degree, its highest initiation, which emphasizes the principles of Friendship, Unity, and Christian Charity. By earning this degree, he is recognized as a full Hibernian in good standing, able to participate fully in all divisions and leadership opportunities.

He attended Nassau Community College on Long Island and also studied briefly at New York University (NYU). His educational background and early experiences helped shape a career built on persistence, practical skills, and a strong work ethic.
